Zoning Map for Bridgeport Township

 

The Planning & Zoning Department is responsible for ensuring that the Township's Master Land Use Plan is followed with regards to land use in both the residential and commercial environments.

The planning department receives and reviews site plans and issues zoning permits only after ensuring that development meets the requirements of the zoning ordinance in effect. Not all projects need zoning approval, such as remodeling the interior of an existing structure. But a change of use in an existing building may require the planning department to become involved to insure that the use conforms to the zoning for the district which it is located.
Where a zoning approval is needed, it must be approved prior to any plan reviews by the building department.

The Zoning Administrator is also responsible for scheduling and presiding over the Planning Commission and Zoning Board of Appeals. Reviews are completed and a report is compiled for the Planning Commission where 9 commissioners have an opportunity to review the proposed project, when required. Most commercial projects go before the Planning Commission. Residential, normally would not unless it is a larger residential multiple family unit or development. After approvals and the construction begins, the zoning administrator also insures that the approved site plans are followed throughout the construction process.

Planning Commission meetings are normally held on the 4th Monday of each month and at least 4 times a year (except July). The Zoning Board of Appeals meetings are held when needed and and at least once a year.

The zoning administrator also acts as the Township's Code Enforcement Officer and is empowered to enforce township ordinances, such as the township's blight ordinance.
The Zoning Administrator, as well as other township officials are authorized to issue Civil Infractions for violations of the Township Code of Ordinances, where after notification, property owners fail to comply.
